The criteria, before the ranking
This list is ranked for a specific contractor: one to twenty people, bidding residential roofs regularly, who wants measurement, estimating and customer records in one place at a price they can see without a sales call.
Change that person and the order changes, and the last section says exactly how. A ranking whose criteria appear after the winner is an advertisement. This one is written by RoofMetric, which is ranked first under these criteria and would not be first under several others.
The ranking
Best if you measure often and want one published price
Satellite measurement and iPhone LiDAR and AR are included at every tier with no per-roof charge, and the measurement feeds the estimate directly rather than arriving as a PDF you retype. Pricing is published: $29 a month for one user, $49 for up to five, $99 for ten, $199 for twenty. CRM, branded estimates, e-signature, payments and storm alerts are in the same subscription.
Best for large teams and for measuring rarely
The only platform on this list that publishes its pricing in full, which is worth saying plainly because most do not. Every plan includes unlimited users, which is the better model once headcount is large. Measurement reports are ordered and human-reviewed rather than traced by you, billed at $19 on the free Starter tier and $13 on paid plans as published in August 2026, with ESX files extra.
Best if your business runs on workflow automation
A mature contractor CRM with the deepest automation and the largest integration ecosystem here, built up over years. Routing, job stages, custom workflows and reporting are genuinely stronger than anything else on this list, and it integrates with QuickBooks.
Best for established firms running crews and production
Roofing-only from the ground up, and the strongest here on the parts that come after the sale: job costing, production scheduling, labor tracking, material staging and reporting against completed work. If you have an office manager whose day is the software, depth matters more than simplicity.
Best when you need a certified third-party report
Sells sealed, surveyor-grade measurement reports rather than software. When an insurance adjuster, a carrier or a public agency expects a third-party document, this is what they accept, and price is not the deciding factor. Large commercial roofs and heavily obscured properties are where it earns its cost.
Best for full exterior takeoffs including siding and windows
You or the homeowner photograph the house and their team assembles a 3D model covering roof, siding, windows and doors. If you are pricing a complete exterior package, or the property has poor satellite coverage, that model is worth the walk.
Best for photo documentation, and it is not a competitor to most of this list
Photo capture, tagging and sharing across crews and jobs, with a genuinely good mobile experience. Contractors who use it usually pair it with something else rather than choosing between them.
If your criteria are different
- More than twenty users: Roofr. Unlimited users on every plan beats seat tiers, and it is not close at that size.
- You bid a few roofs a year: Roofr’s free tier. Per-report pricing wins when the report count is low, and no subscription beats no subscription.
- Crews and production are your bottleneck: AccuLynx. Job costing and scheduling are its core and nothing else here matches it.
- You live in workflow automation, or need QuickBooks: JobNimbus.
- You need certified reports for claims: EagleView, and no software substitutes for that attestation.
- You price full exteriors, not just roofs: HOVER.
- You need ESX files for supplements: Roofr. RoofMetric does not export them at all.
Common questions
What is the best roofing software for a small contractor?
It depends on one thing more than any other: how often you measure. If you bid regularly, flat-priced software with measurement included costs less than a subscription plus per-report fees, which is the case for RoofMetric at $29 a month. If you bid a handful of roofs a year, Roofr’s free tier with $19 reports is cheaper than any subscription. If your bottleneck is coordinating crews rather than winning bids, AccuLynx is a better tool than either.
Which roofing software includes roof measurement at no extra cost?
RoofMetric includes unlimited satellite measurement at every tier with no per-roof charge. Roofr, EagleView and AccuLynx all bill measurement per report, and JobNimbus has no measurement of its own so you order it elsewhere. That per-roof cost is the number most often left out of a price comparison, and at any real bidding volume it is larger than the subscription difference.
Which roofing platforms publish their pricing?
Roofr and RoofMetric publish complete pricing. AccuLynx publishes partially. JobNimbus quotes per seat by user role and requires a sales conversation. That is a meaningful difference if you are trying to compare options in an evening rather than over three weeks of demos.
Do I need certified measurement reports?
Sometimes, and no software replaces them when you do. If an adjuster, a carrier or a public agency expects a sealed third-party report, order one from EagleView. The realistic pattern is flat-rate self-measurement for everyday bids and a certified report on the one or two jobs a month that require it, which is why several of these tools import each other’s PDFs.
Can any of these measure a roof from a phone?
RoofMetric measures on site with iPhone LiDAR and AR, which matters when the satellite image is out of date or the building is new. HOVER captures from phone photos but sends them away for processing. The rest are desk-first, and Android has no LiDAR sensor comparable to the iPhone’s, so on-device scanning is iOS-only across the category, not just here.
