💡 How your customer total is built
Subtotal = sum of every line item (qty × unit price). The line item prices come from your pricebook, the regional catalog, or whatever you typed in.
Labor markup bumps the subtotal to cover your installation crew if the line items themselves are material-only. Leave at 0 if your line items already include labor.
Overhead (industry default: 10%) covers indirect business costs — office, insurance, fuel, software, owner salary. Insurance carriers expect 10%; private customers may not see this line at all (see the "Show O&P" option when you generate the PDF — coming soon).
Profit (industry default: 10%) is your margin on top of every other cost. Insurance carriers expect 10%; cash deals are often higher.
Tax is sales tax on materials. Varies by state/county — set yours once and the field remembers.
Heads up: If you import an estimate PDF from any third-party estimating tool, the line item prices may already include the original estimate's tax + O&P bundled in. We auto-set these fields to 0 on import so your grand total matches the upload exactly. You can re-add markups manually if you're customizing the imported estimate.

How it works

We geocode the property and pull high-resolution satellite imagery from Esri World Imagery — the same source used by many GIS professionals.

About these measurements

RoofMetric uses satellite imagery and geometric calculation to produce roof measurements suitable for estimating, quoting, and material ordering. For projects where exact measurements are critical (insurance claims, structural work), we recommend confirming with on-site measurement.

The math

  • Footprint area is calculated using the spherical geometry of your traced polygon (Turf.js).
  • Pitch multiplier = √(1 + (rise/run)²). A 6/12 pitch yields 1.118× — meaning the actual sloped surface is 11.8% larger than the footprint.
  • Roof surface area = footprint area × pitch multiplier.
  • Roofing squares = surface area ÷ 100 (industry standard).
  • Perimeter equals the sum of all polygon edge lengths — used for gutter and drip-edge estimates.

Limitations

  • Pitch cannot be reliably measured from top-down satellite imagery alone — you must select or input it.
  • Complex hip and dovetail roofs require additional polygon segmentation for highest accuracy.
  • Tree canopy obscuring the roof requires you to estimate the hidden edges.
